  • Do I need a Property Manager?

    Most home owners, regardless of how much time they spend in their vacation rental, find that having a PM is a crucial component to ensuring that their investment is properly maintained. Property management in Sayulita is extremely different than in the states or Canada. It requires constant attention, maintenance and a trusted team of specialists.

    At Tu Casa Sayulita, we look at a property as your home and also as an investment. As such, we have to understand how all of the systems work, know who to call when something fails, and ensure that repairs or maintenance are done properly. We have trusted specialists that we count on every day to get the job done right.

  • How do you charge for Property Management?

    We have found that dividing property management fees into various areas works best for owners and for us. Some are commission based and others are set monthly fees. In order to provide a quote, we need to physically see the property. Doing a walk through allows us to see the condition of the house and all of the systems (plumbing, water, electrical, etc.) In some cases, we are asked to manage upcoming projects and being that this is outside of the scope of our contract, that may generate an additional fee.

  • How is accounting handled?

    Gone are the days of monthly reporting. We use real-time spreadsheets using secure Cloud-based folders so that owners and their accountants can access at any time. Typically, within 24 hours of an expense, we will enter it on the house budget spreadsheet. One of the main complaints we hear from home owners prior to picking up a property is that they don’t know where their money is going and that reporting takes too long. This is no longer an issue with how we report expenses.

  • How much involvement do property owners have?

    Much of this depends on the owner. We communicate regularly with owners via an administrative Whatsapp group. Owners are aware of issues that come up on a property and can provide feedback should they wish to share their opinions or if they have questions. We work with owners to the point they feel comfortable.

  • Who does repairs on my property?

    Repairs are done by specialists that we hire. We rely on the same folks in all of our rental properties and they know the high level of expectations that we have for our business.

  • What types of properties do you manage?

    We manage private residences that are home and condominiums. We only work with properties that are set up to be run as vacation rentals.

  • What kind of communication can I expect?

    You can expect clear communication from our team. We use the Whatsapp platform to share pictures, videos, audio and text messages to keep owners up to date on work, issues, or to simply share pictures of how beautiful their property looks.
